The triangular footprint of the site is bordered by the Avenue Gabriel Peri west (a historic road linking Paris to Gennevilliers), Avenue of the Republic to the north, and the future single-track access to the city of Auburn to the south. The site is located in the middle of a heterogeneous built context, a wide variety of scales, ranging from one to ten levels in height, from detached houses to a block of 300m in length.
The project is designed to exploit its urban potential and the intrinsic spatial qualities. A building of varying heights, the volumetric scale of the housing units varies in both vertical and horizontal directions. In plan, two volumes are set apart, creating a view and allowing a continuity of the green landscape from ZAC Chandon Republic. The separation between the buildings forms a woodland garden in the centre of the site. This shared social space forms an integral part in the daily lives of the residents and is visually open to the city. The crossroads at the corner of Avenue Gabriel Peri and Avenue de la Republique is occupied by a volume that rises to a height of 7 levels and will interact with the buildings planned in the Chandon-ZAC Republic. At an urban level, this volume engages the junction of the two streets, while at the pedestrian level, the break between the buildings on the ground floor allows a view to the internal garden and establishes a continuous connection between the existing green spaces.
90% of apartments are dual aspect, and the majority of the living spaces are oriented toward the street and bedrooms towards the courtyard. The apartments are distributed in order to maximize a multiplicity of orientations per apartment.
